A joint venture between Linton Group and Henika has submitted plans for a 10-storey office block, totalling 75,000 sq ft aimed at the co-working and SME sector, in Battersea, SW8.
An additional 13,127 sq ft at ground floor level is also proposed, with the site lying within a Strategic Industrial Location (SIL), as identified in the GLA’s London Plan.
The site lies close to Queenstown Road station, at the southern tip of the Vauxhall, Nine Elms, Battersea Opportunity Area, in an area undergoing rapid transformation.
The VNEB OA comprises around 560 acres and will provide 20,000 new homes when fully realised, with various high-profile schemes under construction.
Apple is set to move into the second phase at Battersea Power Station, taking more than 500,000 sq ft across six floors in the power station’s central boiler house, which will accommodate around 1,400 staff by 2021.
The move was the largest office letting in the West End of London and the surrounding area for 20 years and is expected to give rise to a new technology hub campus across the local area.
High-tech workers
Another scheme looking to gain from the impending influx of nearby high-tech workers is 38 Havelock Terrace. The site lies a short distance to the north, receiving planning consent in March for around 32,000 sq ft of co-working space in an 11-storey tower. Again, being on an industrial estate, the developers are providing around 6,000 sq ft of light industrial space on the ground floor.
The Linton/Henika joint venture paid £6.85m for the Battersea site in July 2017.
It is the second scheme the pair have done together, after buying two offices at 9‑11 Wellesley Road and conducting a light refurbishment of around 60,000 sq ft.
The developers aim for the proposal is to create a “technological hub that serves as a platform for SME businesses and promotes collaborative workspace that will further develop the area and continue to foster business growth in the capital”.
