A Grade II listed hostel in Hampstead, NW3, with opportunity for residential development has hit the market, inviting offers over £17.5m.
Palmers Lodge was built in 1880 as a detached house spanning 21,689 sq ft on a 0.52-acre site on Crescent Lodge in Camden.
The property was originally built as a private residence for Samuel Palmer, of Huntley & Palmers Biscuits. The four-storey house was converted into a children’s hospital in 1903, and was later used as a nursing school and accommodation after the Second World War.
In 2004, the building was purchased by Harvestglen Properties for £4.6m, which secured planning for a conversion and redeveloped it as a 316-bed backpackers hostel. However, following the forced closure during the pandemic, the owners have instructed Savills to sell the freehold.
Palmers Lodge is being marketed with opportunity for alternative uses, such as residential, educational, institutional, as an embassy or member’s club, subject to consent.
It is located 0.3km north of Swiss Cottage Underground Station, in a largely residential neighbourhood to the north of St John’s Wood, close to Finchley Road and Primrose Hill.
