Liverpool Victoria eyes £20m scheme at former Leeds M&S store

Liverpool Victoria Asset Management is putting together plans for a £20m retail scheme on the site of the former Marks & Spencer satellite store in Leeds city centre.

The 4,181 sq m (45,000 sq ft) five-storey building on the corner of Briggate and Kirkgate will be redeveloped to accommodate two retailers taking 2,044 sq m (22,000 sq ft) trading space each.

The ground floor will be split into two and shared by the retailers, with one occupier then taking the basement and the second taking the first floor. The offices on the top two floors will remain vacant for the forseeable future.

Liverpool Victoria will shortly submit a planning application for redesign of the building’s façade.

Healey & Baker (H&B) is acting as letting agent on the scheme, and is looking to attract international retailers at a combined rent of £1.5m pa.

Martin Acton at H&B said: “Were trying to solve design problems at the moment. I hope planning will not be an issue, because we are making quite dramatic changes to the building. But planning permitting, we expect the first occupier to be in by August.”
