Birmingham-based actuaries William Mercer has agreed to take a pre-let in the10,404 sq m (112,000 sq ft) No. 4 Brindleyplace. The unit is the next office building to be completed at Argent’s flagship mixed-use scheme in the city.
Although No 4 will not be ready for another 12 months, William Mercer has agreed terms to take 2,415 sq m (26,000 sq ft) in the building. It will utilise a break clause in its lease with landlord Pillar Properties to leave its current accommodation at No 3 Broadway in the city centre.
At the moment, WM occupies some 1,579 sq m (17,000 sq ft) in its current accommodation.
Argent is also said to be talking to two potential occupiers to open restaurants on the 929 sq m (10,000 sq ft) ground floor of the building. Last week, it was revealed that following the success of the first phase at Brindleyplace, Argent was pressing ahead with the speculative development of two buildings in phase II of up to 18,580 sq m (200,000 sq ft).
Other local occupiers are looking to take prelets in the scheme. Directline has a requirement for up to 6,503 sq m (70,000 sq ft) while local solicitors Edge & Ellison and Dibb Lupton Allsop are talking to Argent about taking a combined total of up to 10,219 sq m (110,000 sq ft).
Argent is now drawing up plans for the final three buildings in the second phase of Brindleyplace and hopes to start constructing them before the end of the year.
