London and Frankfurt drive European data centre take-up

Take-up of data centres in Europe is set to accelerate in the final quarter of 2022, CBRE has predicted.

The consultancy forecasts 380MW of take-up for 2022 as a whole, with London and Frankfurt set to account for two-thirds of that. So far this year, the take-up figure stands at 181MW.

A market slowdown was recorded in the three months to 30 September, with take-up dropping sharply to 26MW, compared with 113MW reported for the three months to 30 June.

Turning to supply, Paris was the sole market where capacity was added in the third quarter (12MW), with many providers working towards the delivery of further schemes in the final three months of 2022.

CBRE expects more than 200MW of new supply to be added to the FLAPD markets (Frankfurt, London, Amsterdam, Paris and Dublin) in the fourth quarter, with much of this already prelet or reserved.

Kevin Restivo, director of European data centres research at CBRE, said: “Limited supply brought online and a healthy appetite from hyperscalers should make for a bumper end to the year.

“We expect these activity levels to continue into 2023; however, higher borrowing costs and soaring inflation are making project profitability harder to ascertain.”
