John Lyon’s Charity is looking to increase its income and the value of the 80 buildings it owns across London and the South East, and has appointed Knight Frank to help it achieve this.
The charity’s £207m portfolio includes eight commercial buildings across London and the South East, including Eagle House (pictured above) on Jermyn Street in the heart of St James’s, SW1, which provides more than 31,000 sq ft of office space, and a 65,000 sq ft industrial unit on Mandela Way, SE1, located close to the proposed route of the Bakerloo Line extension.
Tenants across the commercial buildings include O2, J Crew and the global music publishing company of Warner Music Group, Warner/Chappell Music.
In addition, the charity has 170 residential tenancies within 72 buildings, which are spread across Harrow, Maida Vale and St John’s Wood.
Knight Frank, having taken over the role from Cluttons, will provide a range of services, including strategic asset management, capital markets advice, lease advisory and leasehold reform.
John Lyon’s Charity focuses on providing grants of £10m-£11m per year to improve the lives of children and young people in North and West London.
Dr Lynne Guyton, chief executive of John Lyon’s Charity, said that part of the reason Knight Frank was chosen was the team’s “track record on growing income from a variety of property sources”.
Tim Hyatt, partner at Knight Frank, said: “Since the acquisition of Julian Stocks’s asset and property management team from Deloitte in 2016, we have secured a number of fully mixed-use mandates, including Greenwich Town Centre, Trinity House and now John Lyon’s Charity.
“The outstanding performance of our existing portfolios, such as the Pollen Estate, the Mercers’ Livery Company and Imperial College, has helped secure these new mandates, taking total assets under management to nearly £3bn.”
