London schemes given consent for more, but smaller, homes

Developments at New Scotland Yard, SW1, and Whiteleys shopping centre, W2, have been given variation application consent by Westminster’s planning committee.

Both schemes went back to committee, after originally gaining consent in early 2016, and will now provide more – but smaller – homes in line with an ongoing trend in the prime central London market.

Northacre’s New Scotland Yard development will now provide 295 homes, as opposed to the previous plan of 268. All 27 extra homes will be for the private market.

The extra space for more homes will be created through the omission of one basement level and the reduction of roughly 10% of the car parking provision.

The S106 contribution towards affordable housing remains at £10m.

The change in unit mix at Whiteleys shopping centre in Bayswater, being developed by a Meyer Bergman-advised fund and Warrior Group, is even more varied.

The scheme proposes a reduction in overall residential floorspace, while at the same time increasing the number of homes from 103 to 129. Again, this is achieved with a greater number of smaller units.

Other changes include a reduction of retail space, as well as an increase in hotel provision.
