A partnership between Barratt London and housing association L&Q has been chosen to build out TfL’s Blackhorse Road site.
TfL selected BLLQ LLP as the preferred bidder for the 1.8 acre site opposite Blackhorse Road station in North-East London.
TfL offered the site, currently used as car park, through its Property Partnership Framework with the potential for around 350 homes.
It will now work with the partnership to deliver 50% of the site as affordable, with completion scheduled for 2022.
The site is part of a larger regeneration area that will see a new neighbourhood of around 1,700 homes, alongside retail, commercial and leisure spaces.
Graeme Craig, director of commercial development for TfL, said: “This site on Forest Road is a key part of bringing an exciting new neighbourhood to life in the heart of Waltham Forest.
“Half of the homes will be affordable and we’ll also be generating much needed revenue to invest back into the transport network.”
Last year TfL brought forward sites to deliver 1,000 homes and this year it aims to deliver sites for 3,000. Half of the homes will be affordable, while TfL is also establishing a significant long-term revenue stream to reinvest in transport.
