Lucent tipped as first tenant at Manchester office park

Lucent Technologies (LT) is tipped to be the first tenant at Taylor Woodrow’s (TW) speculative £50m Christie Fields office park, in south Manchester.

The company is rumoured to have put 3,265 sq m (35,142 sq ft) at the 18,580 sq m (200,000 sq ft) scheme under offer.

Letting agents Insignia Richard Ellis and Knight Frank are quoting £188 per sq m (£17.50 per sq ft). Phase one also includes a 2,118 sq m (22,798 sq ft) unit due for completion in July.

A source close to the deal said: “This is the first building in recent times that has let before completion in south Manchester. This will be a barometer for bringing prelets back into the area.”

TW’s Emma Cordingly, refused to confirm the deal, but said: “We expect to have at least one unit let by practical completion in July. We’ve got terms out to a variety of people.” LT was unavailable for comment.

The highly visible scheme is on former playing fields on the arterial route between the M56/Manchester airport and the city centre. It will be the only speculative space to be completed in the area within the next few months.
