Manchester PBSA set for green light on third attempt

Proposals for 146-bedroom PBSA development on the site of the former Gamecock pub on Boundary Lane in Manchester are set to be approved at the council’s meeting next week.

The scheme will go under review for the third time after initial proposals were thrown out in October last year and July this year.

Previous decisions were made amid concerns that the scheme would create an oversupply of student homes in the city and that the building itself would create “over-dominant and intrusive” feature in the street scene.

Planners also questioned the quality of the proposed development as it failed to make adequate provision for private amenity space for the potential residents.

The original plans, lodged in May 2021 by Curlew Alternatives Eighth Property, comprised a 13-storey building featuring 261 student homes, ancillary amenity space, cycle parking, a community hub and outdoor space.

Following the first revision, the scheme was cut in size to form a part seven- part 11-storey building providing 197 student homes, but was still considered too big to proceed.

The final proposals have further reduced the development to part seven- part nine-storeys, allowing only 146 student homes, which is even less than the development allowed on appeal.

The scheme has now been recommended for approval, as a reason for refusal on the grounds of the scale and the dominant visual impact could not be reasonably sustained.
