Hermes has sold the Towers Business Park in Didsbury, Manchester, to Dutch property company Wereldhave at £7m over the asking price.
As revealed by EG, the 292,000 sq ft park was put on to the market for £76m through Jones Lang LaSalle in June.
But Weraldhave has paid £83m for the scheme, disproving predictions that a slow lettings market in south Manchester would lead to a lack of interest.
The 1990s-built development, on a 19-acre site off Wilmslow Road, is considered to be well-positioned.
It is situated in one of Manchester’s most affluent suburbs but is close to Manchester airport.
Occupiers include British Airways, Honeywell and Cisco.
Wereldhave owns more than £230m of property in the UK and is active in both Europe and the USA.
