Planners have recommended to approve the proposals for a life science-led transformation of Manchester’s Upper Brook Street during the next committee meeting.
The masterplan spans more than 700,000 sq ft of life sciences space and 1,840 student beds in Ardwick.
Two applications, lodged respectively by Kadans Science Partner and McLaren Property and by Alliance UBS and Moda Living, are set to be reviewed by Manchester City Council on Thursday this week.
Kadans and McLaren Property will deliver 215,687 sq ft of purpose-built technical real estate alongside 737 student homes, 20% of which will be affordable. The development value is £65m.
The life sciences building will consist of a ground floor with forum seating, a public café and a start-up incubator space, plus seven upper floors, designed to suit a range of tenant sizes and sectors.
The PBSA element would comprise of two buildings – a 23-storey tower would be created on Upper Brook Street with a nine-storey block on Kincardine Road. It will feature 288 studios and 449 cluster bedrooms in a variety of sizes, alongside student amenities, a management suite and retail space.
The project will also add one-acre of public realm, featuring an area of play space and a 3,154 sq ft community centre.
Separate proposals lodged by Alliance and Moda Living will deliver 549,293 sq ft of life sciences facilities and 983 student beds, 22% of which will be affordable. This proposal has a development value of £371.4m.
Innovation space will be developed across three buildings of five, seven and nine storeys. Student homes will span across another three buildings of 12, 14 and 29 storeys, providing 560 studios and 423 cluster bedrooms, as well as student amenities and a management suite.
As part of the plan, two acres of public realm would be created alongside a medical centre, retail space and a café.
Avison Young was appointed as planning consultant for the masterplan.
