Manchester’s Rylands building transformation revealed

Real estate investor AM Alpha is set to convert the Rylands building in Manchester into a retail, leisure and office development.

The 500,000 sq ft Grade II listed building on the corner of Market Street and High Street formerly housed a Debenhams store.

AM Alpha’s proposal will create offices on the upper floors of the building with a shopping arcade on the ground floor. It also plans to add a four-storey extension to the existing six-storey building.

The main works on the project are scheduled to start in 2023, with completion expected in early 2025.

After the renovation, Rylands is expected to achieve net zero carbon status and a BREEAM Excellent or five-star Nabers rating.

Russell WBHO was appointed as a construction partner. OBI and Barker Proudlove will act as letting agents on the scheme.
