Manchester’s Upper Brook Street site changes hands as part of £436m regen


Manchester Council has sold land on Upper Brook Street to Kadans Science Partner to deliver the first phase of its £436m regeneration programme.

The site gained planning permission early this year for 215,000 sq ft of lab and office space. Kadans is expected to start work on the site in the new year, with a view to completion in 2027.

McLaren Property will deliver the later phases of the masterplan, including 490,000 sq ft of purpose-built student accommodation across two buildings of nine and 23 storeys, and comprising 737 student beds, while Property Alliance Group and Moda Living will deliver 550,000 sq ft of life sciences space and 983 student beds, along with new community facilities.

Upper Brook Street is located next to the Oxford Road Corridor which has operated for over 15 years and accommodates more than 50% of all life sciences business in Manchester.

Bev Craig, leader of Manchester City Council, said: “This site represents the first of an ambitious programme of investment in this part of our city, which is supporting growth for our research and life sciences sectors, creating quality jobs for our residents and diversifying the city’s economy.”

Will Fogden, senior development manager at Kadans, said: “This is a milestone which kick-starts this mixed-use masterplan, adopting a philosophy of designing ‘inside-out’ the scheme combines strong architectural language with robust functionality to create an optimum framework for innovation and collaboration.”

Hawkins\Brown, Sheppard Robson and SimpsonHaugh are the architects behind the wider regeneration masterplan.
