Marshall CDP buys Warrington motorway site

 

Yorkshire-based developer Marshall CDP has bought a 16-acre site adjoining Burtonwood service station on the M62 near Warrington.

 

The developer intends to develop the site on the westbound side of the motorway, close to IKEA, which has planning permission for employment uses, a hotel and public house.

 

Simon Marshall, managing director of Marshall CDP, said: “This is a major redevelopment scheme for the area, which totals just over 16 acres, and we are already in discussions with a hotel and leisure occupier for the hotel and pub site.

 

“We are planning a range of detached industrial and office units, which will be developed speculatively, and these will be made available either freehold or leasehold.”

 

The sale by services operator Welcome Break arose after the reconfiguration of the motorway at junction 8, which meant the land was surplus to requirements.

 

Knight Frank advised Marshall CDP and Colliers CRE advised Welcome Break. Both are retained as agents on the new scheme.

 

The price paid is undisclosed.
