Software developer Mathworks has agreed to take 22,500 sq ft on Cambridge Business Park.
The mathematical computing specialist is believed to have signed for the whole of Cavendish House, which the Crown Estate is refurbishing. Practical completion is expected this month.
It is thought to be paying close to the asking rent of £25 per sq ft, although local agents say the actual rent including incentives would be closer to £20-£21 per sq ft.
Mathworks already occupies around 25,000 sq ft on the park at Matrix House.
It has been looking for as much as 50,000 sq ft in Cambridge so is also likely to retain its space in Matrix House, where its lease expires in 2014.
