Maya makes new purchase from £100m fund

Knox-Place-THUMBMaya Capital has completed a second transaction from the £100m equity it raised with the £6.75m acquisition of Knox Court in Cardiff city centre from a private owner.

The building is fully let to Legal and General Assurance Society with 4.5 years remaining on the lease, with a net initial yield of 12%.

Knox Court is a 60,100 sq ft freehold office building on the corner of Fitzalan Place and Knox Road in central Cardiff.

Maya Capital recently agreed a deal with a major institutional investor to invest £100m of equity in UK office real estate outside London and the M25 by the end of 2015.

In February, the firm made its first purchase with a 66,800 sq ft office building in Swansea for £6m.

Maya Capital was advised by Savills, Clay Street Property Consultants and Mishcon de Reya.
