The mayor of London has launched a hunt for a development partner for a 220-home scheme at North Middlesex University Hospital in Enfield.
The development will comprise 50% affordable housing, split between London affordable rent or social rent, shared ownership and London living recent.
Sadiq Khan has called for proposals that incorporate net-zero carbon homes through modern methods of construction, working with the NHS Trust. The pair are also working on a wider hospital site masterplan to identify further housing development opportunities, while also delivering enhanced on-site clinical facilities.
The Greater London Authority acquired the 3.4-acre parcel using £12.8m from the mayor’s Land Fund in April last year. The site comprises a car park, offices and hospital testing facilities. The GLA bought it from the Department of Education agency LocatED, after plans to build a new school fell through.
The 29 members of the London Development Panel 2 have been invited for initial expressions of interest with a deadline of 5pm on 11 December. The GLA will select a partner by September 2021 and is aiming to start by March 2023.
The GLA is also working to bring forward surplus land at St Ann’s hospital site in Haringey, where a development partner is expected to be announced shortly.
