Alfred McAlpine is to develop a £30m business park close to the M4 and M3 corridors in Berkshire.
Berkshire Business Park, a 49-acre (20ha) site 10 miles from Reading, Newbury and Basingstoke, has planning consent for 150,000 sq ft (13,935 sq m) of office buildings, with potential for a further 300,000 sq ft (27,870 sq m).
McAlpine will develop the 15,000-36,000 sq ft (1,394-3,344 sq m) units on demand, having received interest from insurance firms and computer software companies.
A McAlpine spokesman said that rents would be around £20 per sq ft (£215 per sq m), compared with average rents of £35 per sq ft (£377 per sq m) in Reading.
Gerald Eve and Haslams are marketing the scheme.
