McCarthy & Stone reported a 25% drop in pretax profit to £21.8m in the six months to the end of February.
Revenue fell by 5%, while the number of completions was 6% lower.
Gross selling prices edged up to £260,000 from £257,000, but net prices were flat after the company was forced to increase part-exchange sales and improve incentives.
