MEPC has pre-let Northgate House and Kent House in the City of London to money brokers Cazenove.
Northgate House will be demolished to make way for a new building of 1,300 sq m (14,000 sq ft). It will have three dealing floors of 1,858 sq m (20,000 sq ft) each.
The parties have agreed a 25-year lease with a break after 17 years at a yearly cost of £6.5m.
MEPC is expected to lodge a planning application within the next two months.
