MiFlats unveils Croydon microflat tower plans

MiFlats, the build-to-rent subsidiary of Criterion Capital, has submitted plans for a 34-storey residential tower in Croydon, Surrey.

The plans call for 296 “microflats”, aimed at young professionals, with accompanying amenity space. The 32nd floor will be an open-plan area for residents, including a bar and lounge, and an external terrace.

The application represents phase two of Canterbury House. The first phase involved a 12-storey former office block that was converted to 98 residential units for rent through permitted development in 2014.

Within phase two, 50% of the 296 homes will be affordable at London Living Rent levels. The one-bedroom flats will cover 33 sq m (355 sq ft) and command rent of £919 a month with the 60 sq m two-bedroom flats commanding £1,021 per month, and offered in perpetuity.

The GLA minimum space standard for a single-occupancy dwelling is 37 sq m, although smaller schemes may be permitted if the development proposal is demonstrated to be of exemplary design and contributes to achievement of other objectives and policies.

The planning documents state: “Through creating a standard apartment layout, Horden Cherry Lee Architects were able to replicate these and create a standard floorplate which contains 8 x 1 bed and 2 x 2 bed apartments. This layout was then extrapolated through the building to create a standard floorplate where the services and structure were able to run seamlessly through the building top to bottom.

“By doing this, a building of greater efficiency in terms of build costs and servicing has evolved, thus creating an attractive, and relatively affordable development which can help meet the pressing need for more homes in London and Croydon, without comprising quality or liveability.

“The proposed homes have been designed with a specific audience in mind. Young professionals are finding it increasingly difficult to find high quality rental accommodation. In order to maintain its competitiveness, London is in need of young professionals being able to access high-quality housing in sustainable locations to ensure that this ‘talent’ does not go elsewhere.”

MiFlats operates 781 homes that are let, with a further 723 homes under construction and 673 homes planned.
