Millennium Bridge House revamp set for approval

Proposals to revamp Millennium Bridge House, EC4, from Angelo Gordon and Beltane Asset Management have been recommended for approval by the City of London’s planners.

If approved, the six-storey building at 2 Lambeth Hill will be refurbished and extended to provide 293,586 sq ft of office space, 19,117 sq ft of flexible office or retail space and 26,178 sq ft of retail space.

It will also create a 4,036 sq ft public roof terrace and two private terraces on the fifth and sixth floors.

Angelo Gordon and Beltane are also looking to enhance the area bounded by Paul’s Walk and Trig Lane with the creation of a raised restaurant terrace.

Several objections to the scheme have been received, including 16 for the refurbishment of Millennium Bridge House, with concerns raised over the impact on views of St Paul’s Cathedral and loss of daylight and privacy.

In addition, objectors “cannot see any justification for public viewing terraces”, a report from the City’s planners said.

The City’s planners confirmed there would be “minor intrusions” on the views of St Paul’s and breaches of its heights.

Angelo Gordon and Beltane acquired Millennium Bridge House in 2018, which sits on a 1.5 acre island site, for around £95m,

It currently provides 204,000 sq ft of office space, occupied by tenants including financial services firm Quilter until September.
