Minister approves TfL and Barratt’s 450-home Wembley scheme

A 454-home development next to Wembley Stadium is set to go ahead, after housing minister Eddie Hughes gave the green light to plans by Barratt and Transport for London.

The north-west London scheme designed by architect Tate Hindle will comprise five buildings on a 1.6-acre parcel of land next to the Tube station.

Existing buildings, including those used as train crew accommodation, will be demolished and replaced with blocks ranging from seven to 21 storeys in height.

The application was approved by Brent Council in November 2020 but last summer then housing secretary Robert Jenrick called in the scheme.

Residents had raised concerns about the density of the project, the loss of parking space and the impact on privacy and light on nearby homes.

In this week’s decision letter, Hughes backed the findings of planning inspectors, who last year recommended the plan for approval.

His letter highlighted the reuse of suitable brownfield land for homes and the provision of affordable housing it would bring. Some 152 of the 454 homes will be affordable.

Emma Hatch, senior property development manager at TfL, said: “We are thrilled the secretary of state has approved the planning application for our joint proposals with Barratt London to deliver new homes by Wembley Park Tube station.

“Our proposals will contribute to the vibrancy of Wembley and deliver 454 quality homes on this highly accessible and sustainable site – including 40% affordable housing urgently needed in the capital – alongside a new retail opportunity and improvements for the local community.”
