Quintain Estates and Scottish Widows are speculatively developing a further 8,175 sq m (88,000 sq ft) on Beddington Cross industrial park in Croydon.
A single 4,645 sq m (50,000 sq ft) building with a phase of smaller units of between 465 sq m and 1,394 sq m (5,000 sq ft and 15,000 sq ft) will be ready for occupation by the end of May.
Meanwhile, rail and bus operator Connex has also taken 2,044 sq m (22,000 sq ft) of warehouse and office space on a 15-year lease at an initial rent of £75 per sq m (£7 per sq ft).
The total value of development by Quintain and Scottish Widows on the 27,870 sq m (300,000 sq ft) scheme exceeds £53m. Quintain sold the estate to Scottish Widows last November.
