MORNING NEWS: Stanhope calms corporate nimbys with fresh Undershaft plans

Proposals that were at the centre of a unique display of corporate nimbyism have been redesigned in the hope that this time they will swiftly move through the planning process.

EG can this morning exclusively reveal fresh plans for 1 Undershaft, EC3, the former headquarters of Aviva. Stanhope has submitted updated designs for the 1.6m sq ft sq ft, 74-storey tower, which it hopes will quieten push back from the scheme’s corporate neighbours.

In early July, just as the plans for the vacant tower looked set to be approved, a flurry of last-minute objections from surrounding businesses led to a decision being deferred. Objections came from Lloyd’s of London chair Bruce Carnegie-Brown, who declared that the 1 Undershaft plans would result in a loss of space at street level that was a “really important convening space” for the insurance sector and from CC Land’s UK head of development Justin Black, who said that the loss of St Helen’s Square would have a “detrimental impact” on occupiers in its building – the Cheesegrater – resulting in the loss of daylight and views.

The new Eric Parry Architects-designed plans will reconfigure the building’s lower floors and improve the public realm, retaining more of St Helen’s Square by moving the southern facade further north and combining the public entrances in a new, raised lobby. The extra ground-floor space will also allow for the inclusion of a 20-metre public screen facing St Helen’s Square which will display public information and showcase events.

Elsewhere in the City, the founders of Puttshack and Topgolf are preparing to launch a new competitive socialising business and have picked British Land’s 100 Liverpool Street, EC2, as its first location.

The new concept, Poolhouse, will take more than 20,000 sq ft on two floors in the building, occupying space currently used by John Reed Fitness. The 3,885 sq ft ground floor will include a bar, reception area with up to three pool tables and seating, while the 17,361 sq ft first floor will have 18 pool tables, private studios for coaching or events and a kitchen.

In south-east London, a studio business favoured by TikTokers and artists including Lewis Capaldi and Ellie Goulding has secured its first zone 1 location at Lendlease’s Elephant Park. Qube has agreed to take 10,500 sq ft at the development in Elephant & Castle, SE16, where it plans to become a “sanctuary for creative expression”.

And, six months after handing in his resignation, Capital & Regional boss Lawrence Hutchings has finally been able to leave the business. Hutchings will get almost a month of gardening leave before taking up his new position as chief executive of Workspace Group.
