The West Midlands Pension Fund has signed Mott Macdonald in Birmingham’s largest office deal this year.
The civil engineer has taken 20,000 sq ft at 35 Newhall Street on a circa eight-year lease.
Rents are undisclosed, but the firm is believed to be paying less than the £20 per sq ft quoting rent for the 54,000 sq ft city centre building.
The engineer will relocate from its existing offices at Canterbury House, also on Newhall Street.
Birmingham city centre’s largest deal in Q1 was 7,900 sq ft – Inspired Gaming’s letting at British Waterways’ Aqua House, while in Q2 2012, Axa REIM struck the largest deal by taking 10,500 sq ft at Temple Point.
The average enquiry size this year has been just 4,500 sq ft.
