Midlands-based A&J Mucklow has bought one of the last remaining development sites adjoining the Black Country New Road at close to the quoting price of £150,000 per acre.
The 8.24 acre site – to be known as “Wednesbury One” – is located about a mile and a half from junction 9 of the M6 and at the entrance to the 46.5ha (115 acre) Automotive Component Park in Wednesbury.
The Black Country Development Corporation has already secured more than 83,600 sq m (900,000 sq ft) of new industrial development at ACP and adjacent sites. Ian Knight, the corporation’s industrial disposals manager, said: “Their development at the ACP will take us beyond a million square feet of new industrial space on this site, which is fantastic.”
Wednesbury One is available for immediate development and Mucklow intends to offer design and build options on 2,323 sq m to 11,613 sq m (25,000 sq ft to 125,000 sq ft). Managing director Rupert Mucklow commented: “We are very pleased to be continuing to invest in the Black Country and to have acquired a prime site. We believe there is strong interest from occupiers for bespoke property in the area.”
The company sold its 25-year old Wednesbury Trading Estate earlier this year for £9.5m as part of a long term strategy of upgrading its £240m property portfolio.
