Greater Manchester-based Muse Developments has been appointed to partner Warrington council on the £130m regeneration of the Bridge Street area of the Cheshire town.
The project will see up to 700,000 sq ft of mixed-use property built on a 15-acre site in the town centre.
St Modwen, CTP and Keir with Kajima also bid for the project.
The first phase of the scheme will be the construction of a new circa 70,000 sq ft indoor market to replace the 40-year old market hall which sits on the site. It will also comprise retail space including a food store, and leisure, including a cinema, gym and restaurants.
Further development at the site will be phase and is expected to include up to 60,000 sq ft of offices for the council, plus an additional 40,000 sq ft of office space by 2017.
The masterplan will go to public consultation during 2012. Work is expected to begin on-site in 2013.
The Bridge Street project is the first element of the council’s 25-year strategic masterplan for the regeneration of Warrington town centre and waterfront area, which was agreed in 2008.
The site includes Time Square, which the council bought in 2008 with a £6.2m grant from the Northwest Development Agency.
Terry O’Neill, leader of Warrington council said: “This scheme will completely transform the town centre; bringing new jobs to the local area and providing the entertainment and leisure facilities that are currently missing but needed.”
