“Over the past 36 months we have experienced strong take-up in Kent and south-east London. The level of demand relative to availability has led to a highly competitive marketplace, and we have seen a number of new speculative developments to satisfy demand.

“Rental values across the region for prime and secondary premises have increased  by up to 100% (over the past five years in some areas), largely driven by a lack of stock. Competition for multi-let industrial investments has seen prices rise, with yields hardening to historically low levels, largely due to the substantial amount of money available to institutional funds.

“Historically high prices have also been paid for vacant-possession freehold industrial units in Sittingbourne and Rochester.

“Over the past 12 months Watson Day has transacted approximately 500,000 sq ft of commercial space, which is an increase of 25% on the previous 12 months.”
