Native Land secures 44,500 sq ft prelet on all-electric office building
Fintech firm Smart has prelet the entire 44,500 sq ft at Native Land’s Marylebone office scheme OneThreeSix.
Smart has signed a 15-year lease with a 10-year break, at a headline rent of £81.25 per sq ft, in one of the largest West End lettings since the pandemic began.
It will rename the block the Smart Building, and relocate from its current headquarters in Paddington.

OneThreeSix is located on George Street, W1, and is one of the first all-electric powered office blocks in central London. It will operate on a zero-carbon basis, and gets its electricity from renewable sources.
The six-storey building features outdoor terraces on all but one of its six floors and floor-to-ceiling windows. The sixth floor has a large wraparound terrace with views over Marylebone. The building also has photovoltaic panels on the roof, and 66 cycle spaces with lockers and showers.
Completed in June, the building was designed by Stiff + Trevillion and is targeting a BREEAM Excellent rating, a WiredScore Gold rating and a WELL Building Ready rating.
Native Land chief executive Alasdair Nicholls said: “Smart’s decision to relocate there is a welcome endorsement of our strategy, which draws on more than 20 years’ experience in creating spaces which aim to enhance the lifestyles of the people that use them.”
OneThreeSix forms the office component of Native Land’s redevelopment of the former Regent House, in joint venture with the Portman Estate.
The scheme also includes 25 flats in the residential element known as TwentyFive, as well as public realm improvements across the area.
The overall development is part of a wider revamp of the area by the Portman Estate, which will retain four new retail units on the ground floor.
Eamon Mulholland, chief of staff at Smart, said: “After an extensive property evaluation process, we selected 136 George Street due to its state-of-the-art facilities, green energy credentials and central location.
“After an extended period of time working from home, we are delighted to sign this lease…. We look forward to later this year when we can welcome our colleagues to our new home, the Smart Building.”
