Native Land to gain consent for Bankside Yards offices

Native Land’s proposals for an 18-storey office and retail building at its Bankside Yards development, SE1, are set to be approved at a London Borough of Southwark planning committee meeting next week.

If plans proceed, the building will provide around 85,000 sq ft of office space, 10% of which will be affordable workspace to be offered at a 51% discount on market rent levels.

The development will also offer 3,500 sq ft of retail floorspace at ground level, roughly 10,000 sq ft of public realm space, 305 cycle parking spaces and changing and showering facilities.

Planning officers said the building would be capable of providing up to 800 new full-time jobs in the borough upon completion and would focus on energy efficiency and sustainability, with an onsite carbon reduction of 42.6%.

The circa 75m tall block, which is part of the £2.5bn Bankside Yards scheme, borders Blackfriars station to the north and would join two other buildings located at Bankside Yards West.

Planning permission was granted for the redevelopment of the site, which was home to both Ludgate House and Sampson House, in 2014. This involved the demolition of the two buildings to provide 489 flats as well as offices, shops and a gym across nine buildings of between five and 49 storeys.

Native Land bought the site in 2015 before seeking agreement for the current two-phase development.

In total, 461 neighbour notification letters were sent to members of the public when the application was submitted in August last year, but no objections have been received.

The news comes after climate consultancy the Carbon Trust exchanged contracts on 13,800 sq ft of office space on a 10-year lease at level five of the 223,000 sq ft Arbor building. The 19-storey, sustainability-focused smart building, due to be finished in March this year, will be the first to complete in the 1.4m sq ft development.

Separately, the planning committee is also set to discuss phase 2B of Notting Hill Genesis and Southwark’s Aylesbury Estate scheme, which proposes 614 homes. It forms part of a wider masterplan to deliver 3,500 new homes at the south east London site, which is due to be completed by 2036.
