Neo Capital has been awarded planning consent by the London Borough of Hammersmith & Fulham for the refurbishment and extension of Elms House, 43 Brook Green, W6, to offer 120,000 sq ft of workspace.
The investment management company has outlined plans to redevelop the existing 1930s structure, in partnership with creative developer General Projects and architectural firm Buckley Gray Yeoman.
When complete, the building, which has been vacant since 2019, will have modernised and expanded office floorplates offering sustainable workspace. Plans to extend and add a pavilion on top of the main building will increase lettable office floor area by 50%.
The side building, formerly used as a loading bay, will be extended by three storeys and topped with green roof terraces to attenuate rainwater, increase biodiversity, reduce urban heat island effects and improve air and water quality.
When complete, the affordable workspace will be managed by General People. The workspace operating platform, which was established by General Projects in 2021, will provide a “hospitality-led, flexible approach”.
Frederic Schwass, development director at General Projects, said that “reinvention of our past is the key to our future”.
“Our retrofit-first approach puts sustainable and meaningful development at the heart of what we do, and Brook Green will be another positive example of this,” he said.
The aim for the building, which was previously home to J Lyons & Co and its first commercial supercomputer, and EMI records, Schwass said, “is to celebrate its rich history with a contemporary design language, repositioning this asset as a sustainable headquarters for forward-thinking occupiers”.
Car parking currently offered at the building will be replaced by new end-of-journey facilities, including 222 long-stay cycle spaces with lockers, showers, bike repair and drying room.
Building work is due to commence in autumn 2023.
