Network Rail has put 165-167 Westbourne Terrace, W2, up for sale for £31.5m – a 5.5% yield.
The 45,074 sq ft Enterprise House is being offered as a sale and leaseback, with the option of a 15- or 20-year deal at an annual rent of £1.8m.
