Network Rail seeks Derby partner

Network Rail is seeking a development partner to bring forward the 70-acre Chaddesden Triangle site, on the edge of Pride Park in Derby, East Midlands.

It is inviting initial expressions of interest by 18 November. Those shortlisted, will be invited to make final stage bid tenders by January 2012, with the final decision on a preferred partner due in March 2012.

The rail company owns the freehold of the land which has been identified by Derby city council as a strategic development site and a regeneration priority. Once a partner is in place, a masterplan for the site will be drawn up prior to a planning application submission.

Stuart Kirkwood, head of development for Network Rail, said: “We are always working to identify opportunities where we can work in partnership with the private sector to develop non-operational land. This site offers the potential to create new employment opportunities and support the wider regeneration plans for the area.”

The Chaddesden Triangle forms part of the River Derwent corridor where recreational and leisure facilities are being improved. Opportunities to deliver key regeneration benefits on the river frontage exist in the area.

The 200-acre Pride Park is a highly successful business location on the edge of the city centre. The park is now almost completely developed.

BNP Paribas Real Estate is advising Network Rail.
