A new development framework for the £2.5bn Salford Crescent scheme has been unveiled that will see 240 acres of the city regenerated over the next 20 years.
An initial masterplan for the site, located in the city centre, was developed by 5plus architects in 2018 which would see 2,500 homes, 1.6m sq ft of commercial space, 300,000 sq ft of student accommodation and 1.1m sq ft of educational space being delivered across three zones of the site.
The new development framework includes new proposals for the University of Salford’s Peel Park Campus and has now split the site into six parts:
- Zone one: a new 40,000 sq ft innovation hub with university facility space surrounding it
- Zone two: development of a large area of parkland around Peel Park and along the River Irwell
- Zone three: a revamp of Peel Park Campus, including key university buildings and public realm space
- Zone four: a new transport hub, including a railway station and interchange and a cycling hub
- Zone five: development of a residential area, named Aldephi Village
- Zone six: another residential-led area.
EG reported that English Cities Fund (a partnership between Muse Developments, L&G and Homes England) had clinched a deal with Salford City Council and the University of Salford earlier this year to be the private sector partner for the scheme.
ECF beat off competition from rival bidders Capital & Centric/Bruntwood, Peel/Urban Splash and Robertson.
