Newcastle City Centres biggest retail centre, Eldon Square, is to be revamped.
The centres three owners Newcastle council, Capital Shopping Centres and Shell Pension Fund are in negotiations to finalise a complex lease restructuring deal in which the southern end of the £300m city centre shopping scheme will be redeveloped.
The plans are for an enlarged 400,000 saq ft (37,160 sq m) Southern Gateway retail centre at the scheme, which will include a department store and several big retail units.
