Newham approves Custom House regeneration masterplan

Newham Council’s strategic development committee has approved an outline planning application for the council-led Custom House masterplan.

It is one of three council-led estate regeneration schemes the committee is taking forward and will be delivered by Populo Living, the council’s wholly owned housing delivery company.

The Custom House plan includes the delivery of 629 mixed-tenure affordable homes, along with community facilities including a health hub, nursery, bus stop and cycling links.

The council is working to secure a main works contractor to deliver the next sub-phase, which includes new homes and a health hub. An application is expected to be submitted for reserved matters planning in 2024.

The council has also submitted plans for the £1bn redevelopment of the Carpenters Estate in Stratford, E15. If approved, the scheme will provide 2,152 homes, with 50% at social rent, alongside community, education and commercial uses.

Last year, Newham Council received approval to redevelop the 1960s-built James Riley Point to provide 136 affordable homes.

The schemes form part of mayor Rokhsana Fiaz’s housing agenda to provide 1,500 council homes in the borough over the next four years.
