Developers are being offered a fresh chance to vie for the first phase of development at the Northampton Enterprise Zone.
Last September, the West Northamptonshire Development Corporation invited interest in a smaller site within the St Peter’s Waterside area that could be released on a freehold basis.
Since then the opportunity has been enlarged due to the National Grid completing a review of its adjacent gasholder site, which has now been confirmed as non-operational and ripe for development.
WNDC and National Grid have reached an agreement in principle for the redevelopment of this further site and thus offering an enlarged development opportunity that could see up to 215,000 sq ft of new offices built on the whole St Peter’s Waterside site.
Opposite the site, construction of a £20m railway station is under way, while the site also borders a planned £7.5m innovation centre.
Chris Garden, WNDC’s director of regeneration said: “Understandably, we have already received a strong level of interest in St Peter’s Waterside.
“However, now that the opportunity has been enhanced, we are giving the market the chance to respond. Not only does the site have great transport links and enterprise zone benefits, it is primed for development, with demolition works set to start this summer.”
The deadline for expressions of interest is 22 July.
CBRE is advising WNDC.
