Belfast Chamber of Trade and Commerce, Belfast City Council and North Down Borough Council have failed in their final bid to block plans for a food superstore and retail warehouse.
The scheme, which is the brainchild of Aquis Estates Ltd, Anglia, Gen Developments Ltd and Belfast Harbour Commissioners, won planning approval following a public inquiry, but that consent was later quashed by the Northern Ireland High Court.
The Northern Ireland Court of Appeal later reinstated the consent on the basis that there was nothing perverse or absurd in its grant.
The House of Lords has upheld that decision, refusing leave for appeal.
