Nottingham to sign off on PBSA redevelopment plan

Nottingham City Council is set to approve a 100-bed student accommodation scheme from a joint venture between Aon and developer Bmor.

The jv, Clarendon Nottingham, wants to redevelop a vacant site at 38-46 Goose Gate in the city’s Hockley area as a mix of studio apartments and cluster flats, with 3,000 sq ft of commercial space on the ground floor. The development will also have recreation facilities, amenity spaces and 48 cycle spaces.

The plans are recommended for approval at the council’s planning meeting this week despite concerns from nearby residents and the Nottingham Civic Society.

The site is thought to be the original boundary of the Saxon town of Snottengaham, and a summary of objections from council planning officers included the view that it would be “a crime to build on top of such a historic structure and ruin the current aesthetics”. They added: “Extending above the current three floors would cause much noise and disruption and would take away the current elegance of the building.”

The site was acquired in 2020 for £5.7m, according to Land Registry documents. The proposed scheme would see the existing three-storey building redeveloped and the demolition of the rear extensions, making way for two buildings of five and six storeys.
