Occupiers scour crowded Cardiff for offices
Occupiers with requirements totalling 23,225 sq m (250,000 sq ft) are searching Cardiff for suitable office schemes.
Companies looking for offices in the Welsh capital include:
- BT, which needs at least 7,432 sq m (80,000 sq ft)
- Logica, which is looking for 4,645 sq m (50,000 sq ft)
- Eversheds, which wants up to 4,645 sq m (50,000 sq ft)
- Carlisle Trust, which requires 3,716 sq m (40,000 sq ft)
- British Energy, which wants 2,323 sq m (25,000 sq ft)
However, local agents are concerned that there are now too few sites available for commercial schemes in a city which has seen significant leisure and residential development. King Sturge’s Bob Croydon said: “Residential and hotel conversions have cleaned out most of the overhang of second-hand space in the city.”
MEPC and Norwest Holst’s 46,450 sq m (500,000 sq ft) Bute Square scheme is the subject of much interest but the first phase will not be ready for at least 12 months. Other schemes which could absorb demand include Grosvenor Waterside’s Caspian Point (now under construction) by Cardiff Bay.
