Olympics Legacy – a glimpse inside TfL’s new Stratford office

Five years on from the London 2012 Olympics, joint development partners Lendlease and London & Continental Railways are about to hand over the keys to their first completed office at the International Quarter, E15, to Transport for London.

TfL’s building, S6, rises to 11 storeys and will provide 265,000 sq ft of offices, designed with a large, open floorplates, a central atrium, and roof terrace with views across London.

The public sector body is due to move into the building in October. Next door, a 515,000 sq ft office building is close to completion with most of the space, 425,000 sq ft, prelet to the Financial Conduct Authority. In total 4m sq ft of offices are planned for the site, alongside retail and a hotel as part of a vision for a thriving new business quarter in the middle of Stratford.

Speaking to EG ahead of the five-year Olympics landmark, Lendlease head of offices Kevin Chapman said that establishing Stratford as a business location had been a challenge. However, he added: “Now we have got that momentum, that job is slowly getting easier.”

He describes the office’s attraction as a “workplace that plays to the health and well-being agenda at a good price point where staff can get to”. Chapman says the availability of rental properties in Stratford and the Olympic Park has also been a big draw for occupiers.

This week, the partners confirmed prelets to Cancer Research and the British Council totalling around 150,000 sq ft for S9, which is due to be delivered in 2020.

Lendlease hopes to continue to deliver a building every year before completing the scheme in 2023-24. Quoted rents are around £45 to 49 per sq ft.

International Quarter London is being delivered by Lendlease and LCR as a 50:50 joint venture on behalf of Stratford City Business District.
