Crosstree Real Estate Management has been granted planning permission by Westminster city council for its £600m One Berkeley Square scheme opposite the Ritz in Mayfair, W1.
The project, deferred in July over the size of the proposed 39 residential units, also includes hotel, retail and leisure space.
An updated submission now includes 52 flats, with a higher proportion of one- and two-bed units and fewer three-, four- and five-beds.
The scheme involves the demolition and redevelopment of 186,000 sq ft at 1-3 Berkeley Street, bought in December 2011 for around £150m, and 52,000 sq ft at 44-48 Dover Street, bought for £84m in 2013.
The new mixed-use block will range from seven to 11 storeys with three basement levels. A new public area will also be created in Dover Yard.
