Property Alliance Group and Starwood Capital Group have launched a public consultation over new residential development in the next phase of the £200m Renaissance redevelopment in Deansgate, Manchester.
The joint venture is proposing a 27-storey tower, with stepped massing and south-facing terraces, providing 300 flats. Designs from Jon Matthews Architects include riverside public realm, with food and beverage and ground-floor retail.
The residential follows plans for a hotel and office building, following consultation in March.
The jv will invest £25m in a new four-star Treehouse Hotel. This refurbishment of the 203-bed Renaissance hotel is expected to complete in 2023 and will be the second UK location for the SH Hotels & Resorts brand. Premier House will be part-demolished and extended to provide 40,000 sq ft of office space.
The Renaissance Hotel was part of the Marriott Group and closed permanently in July 2020. PAG and Starwood secured the site in January 2021. The site currently holds a vacant 15-storey, 203-bedroom hotel, a dilapidated former office called Premier House and a multi-storey car park.
The consultation will run until 13 August. Avison Young is advising on planning.
