Pallet-Track signs the year’s largest letting deal in Midlands

Pallet-Track has signed a 10-year deal at Waterways Business Park, the largest industrial letting in the Midlands this year.

Goold Estates has leased a 405,000 sq ft estate comprising four, fully refurbished warehouses, ranging in size from 51,000 sq ft to 154,000 sq ft, with features including dock level loading doors, new LED lighting, and new roofing.

Dominic Goold, managing director at Goold Estates, said: “We made an investment in upgrading the accommodation following the departure of the previous tenant, with refurbishment works to improve functionality and security across the estate.”

Stuart Godman, chief executive at Pallet-Track, said: “The site offers potential and adaptability, providing Pallet-Track with the flexibility we need to adapt to the industry’s changing needs and challenges.”

Pallet-Track’s new hub at Waterways Business Park, a 19.5-acre development in Spring Road, Ettingshall, is double the size of its former nine-acre hub at Titan Distribution Centre in Millfields Road, which it has occupied since 2008.

David Willmer, principal and managing director for industrial and logistics at Avison Young, which acts as leasing agent on the park, said: “This deal underscores the continued strength of the Midlands as the UK’s prime location for logistics and manufacturing. The region accounted for over 60% of national take-up of ‘big box’ units over 100,000 sq ft in Q1 2025 – a clear indicator of its dominance in this market.

“It’s rare to find available space of this scale and quality in the region, so Waterways Business Park presented an opportunity for a large-scale occupier like Pallet-Track to expand its presence in the heart of the UK’s distribution network.”
