Patrizia lodges plans for Aldgate revamp

Patrizia has submitted plans to deliver a sustainability and wellness-led office development at 30-33 Minories in Aldgate, EC3.

Under its proposals, Patrizia seeks to replace the existing 16-storey tower and seven-storey podium at 30 Minories with a 16-storey development, providing around 186,370 sq ft of office space on the upper levels.

The plans also include flexible retail, leisure and employment uses on the ground and lower ground levels.

The redevelopment will target BREEAM Outstanding, WiredScore Platinum, WELL Platinum and NABERS UK ratings.

Patrizia is also planning to refurbish Writers House, a six-storey Victorian warehouse, to provide community floorspace at ground and lower ground level. It intends to lease the upper levels of the six-storey building at affordable rents to local enterprises.

Public walkways around the site will be improved with a small pocket-park, a new courtyard, bicycle parking and the creation of a visual route through Writers House which connects Haydon Street to Sheppy Place and St Clare Street.

Richard Scutt, director of real estate development UK & Ireland at Patrizia, said: “30 Minories is a very exciting new office development for Patrizia and our partners, Morgan Capital and PLP Architecture. This scheme, which is the perfect fit for the local area, will provide amazing new grade-A space for occupiers, thanks to its strong ESG, wellbeing and smart connectivity credentials.

“Our vision is to regenerate this historic site into not only best-in-class office accommodation to meet occupiers’ demands for exciting new space, but a building for the entire community that has significant social and cultural value at its heart.

“Having gone through an encouraging and collaborative public consultation and speaking to many key stakeholders, we are confident that our plans will introduce a thoughtful development for local residents and play an important role in transforming this area as desired by the City of London Corporation.”

Alex Morgan, co-founder of Morgan Capital, said: “30 Minories is a transformational scheme for the Aldgate market, designed to deliver exemplary sustainability credentials, high levels of urban greening and exceptionally high-quality office accommodation with unrivalled views on the upper floors. The building represents a step change in the quality of the built environment in this location and is one that will stand the test of time.”
