Patron Capital agrees luxury care home sale and leaseback

Patron Capital has agreed a £16.5m sale of a luxury Bedfordshire care home to European Healthcare REIT Aedifica.

Its care home business Hamberley Development has completed the deal which will see it lease back the building for a 25-year period.

Richmond Manor Care Home in Ampthill, Bedfordshire comprises 69 bedrooms, with a cinema, cafe, bar, beauty salon, lounges and landscaped gardens. It will open to residents later this month.

Keith Breslauer, managing director of Patron Capital, said: “Covid-19 has particularly highlighted the importance of high-quality care and a carefully monitored environment, with Richmond Manor providing specifically designed facilities and technology to counter the spread of disease.”

Hamberley Development has a portfolio of pipeline schemes in London and the South East and is also activity acquiring land and businesses, with more than £180m of equity allocated for this sector.
