Pearson has taken Allied Dunbar’s Iridium building at Shire Park in Welwyn Garden City.
Agents knew that a deal was under negotiation, but the identity of the tenant had been a closely guarded secret, even from Savills, which bought the building. Pearson used Lazard Brothers as its intermediary.
Pearsons is taking a 15-year lease with a break at year 10 at £140m2 (£13 per sq ft) on the 3,853m2 (41,476 sq ft) building which is owned by Allied Dunbar. Jones Lang Wootton and Gooch & Wagstaff were joint letting agents.
Other tenants on the park include Tesco, which acquired the Cirrus building late last year, ICI, Redland and Vega Group.
