Persimmon tipped for Leeds skyscraper resi scheme

Persimmon Homes is the hot favourite to develop the residential element of Landmark St James’ 27,870 sq m (300,000 sq ft) mixed-use 23-storey skyscraper, Bridgewater Place, on Victoria Road in Leeds. The housebuilder is believed to have agreed terms with the joint venture between St James Securities and Landmark Development Projects for Leeds’ tallest building, which will feature 190 apartments over 14 floors.

Early discussions are also taking place with a hotel operator for a 200-bedroom, four- to five-star hotel.

The 929 sq m (10,000 sq ft) office tower separated from the residential/hotel tower by an eight-storey atrium will be marketed in October.

The site, which overlooks Granary Wharf and the Leeds-to-Liverpool canal basin, is in the process of being sold to the JV. Landowner Halifax and the JV have agreed terms for Landmark St James to buy the freehold for more than £5m, subject to planning.

A detailed planning application has been submitted for the scheme with a decision expected later this year.
